Mortgage rates rose slightly this week, but still remain below 5.0% — putting homeowner affordability at record levels. Given these low rates, housing demand has strengthened. Conventional mortgage applications for home purchases are up about 22% since the end of February.

Freddie Mac reported the average 30-year fixed rate rose to 4.87% from 4.78%, down from 5.88% a year ago.

Here are the weekend rates for purchases:

Conf 30 year fixed to $417,000: 4.625%

Conf 30 year fixed ($417,000-$535,900): 4.75%

FHA 30 year fixed: 4.875%

Jumbo 30 year fixed ($528,750+): 6.25%
